On the former site of the Max Planck Institute for Biophysics in Frankfurt, in 2006 "Villa Kennedy", a luxury five-star hotel in large park-like gardens, will be completed. The London architects Porphyrios, specialized in the design of luxury hotels, have designed a hotel complex integrating and enhancing the historic value of the protected "Villa Speyer".
Four new four-story buildings and a tower are composed around a colonnaded garden courtyard. The concept foresees a top class hotel with a high level of service. The hotel will provide 163 guest bedrooms and 28 suites and the showpiece, a "Presidential Suite" with around 300 m2, conference and banqueting facilities, exclusive meeting rooms, a hydrotherapy spa and Fitness Center and an underground car park with 130 parking lots in two basements.
The planners and engineers were faced with the highly challenging task of closely interlocking the new building sections with the existing historical building. At the same time, the architects and the authorities demanded greatest care in all works involving the historical building. The development company FAY therefore contracted ARCADIS to first investigate the existing buildings with regard to pollutants and then to perform the licensing design for remediation and demolition. ARCADIS also carried out subsoil investigation and provided foundation advice for the new construction as well as dewatering design. By closely linking personnel and time schedule of these two tasks whilst taking great pains not to endanger the historical building, ARCADIS was able to complete the work on schedule. ARCADIS supervised demolition, pit construction, dewatering, and earth and foundation works.
