Purchase of 12 Shopping Malls, Poland

THE CHALLENGE: An American investment fund was eager to obtain retail locations throughout Poland. When looking for a partner to assist with the selection and technical investigation of possible locations, the company selected ARCADIS in Poland because of its extensive know how.
THE APPROACH: ARCADIS carried out technical due diligence and provided the client with pre-acquisition reports describing the condition of the buildings. Identified details included advice on further structural and environmental investigations required prior to purchase, code and permit issues and estimated costs of identified remedial works. These were presented as immediate and year 1 costs, year 2 to 5 costs, year 5 to 10 costs and costs for upgrading the buildings.
THE RESULT: The client received a complete and transparent overview of technical pros and cons of the various locations, enabling the company to enter negotiations with the seller completely prepared. Following completion of the technical due diligence, ARCADIS was commissioned to carry out follow-up visits and reports on all 12 properties to confirm that the agreed scopes of remedial works had been undertaken.
