Development of the Sembach industrial park

The Sembach industrial park will be developed on a former American military air base in Germany, size approximately 226 hectares. For new placement of trades and industry, a partial section of approximately 100 hectares is available.

The industrial park is centrally located and is extremely well connected with highways A6 / A63 as well as federal priority roads and is located in the immediate vicinity of Kaiserslautern, a city with embedded university, and industrial regions Rhein-Main, Rhein-Neckar and Saar-Lor-Lux.

Existing infrastructure with areas available for immediate building construction, existing shelters and traffic areas as well as the former runway of the military air base provide favorable prerequisites for flexible development, simultaneously challenging the design of the development.

The goal, from an economical standpoint, is to maintain existing facilities as far as possible and to re-utilize these facilities to satisfy new demands. Furthermore, development must be secured to be at a high standard of quality and the existing infrastructure is to be complemented accordingly.

In 1997, ARCADIS was ordered to design the overall development of the industrial park and to provide necessary construction management. The ordering agency for the 48 hectare large main area of the park is the Verbandsgemeindewerke Enkenbach-Alsenborn. Another ordering agency is the Immobilien Verwaltungs-GmbH Kaiserslautern, which is responsible for an approximately 44.5 hectare large area which is comprised of trade and industrial areas.
